Fire Sprinkler System Inspection (Wet & Dry)
Fire sprinkler systems run on a layered schedule under NFPA 25: some items weekly or monthly, others quarterly, annually, and every five years. Redbird handles the quarterly, annual, and multi-year work on both wet and dry systems, and tells you plainly which items your own staff can cover.
The work itself
- Quarterly inspection of waterflow alarm devices, valve supervisory and alarm devices, control valves, hydraulic nameplates, and fire department connections.
- Annual inspection of piping, fittings, hangers and bracing, gauges, spare sprinkler stock, and the sprinkler heads themselves, plus a main drain test.
- Dry system specifics: air pressure, low-point drains, the dry pipe valve and its trip test, and the compressor. Dry systems are unforgiving in a freeze and get extra attention before winter.
- Internal inspection of piping every five years to check for obstruction and corrosion, which is the item most often missed until it causes a real problem.
- Backflow prevention assembly inspection and testing where it applies to the fire line.

- How often does a fire sprinkler system need to be inspected?
- NFPA 25 sets a layered schedule: some gauge and valve checks weekly or monthly, alarm and valve devices quarterly, a full visual inspection and main drain test annually, and an internal pipe obstruction inspection every five years. Your system type and local AHJ determine the exact mix.
- What is the 5-year internal inspection and do I really need it?
- It is an internal examination of the piping to look for obstruction, scale, and corrosion that cannot be seen from outside. Yes, it is required under NFPA 25, and it is the item most commonly skipped. Obstructed piping means water does not reach the fire, which defeats the entire system.
- Do you service dry systems as well as wet?
- Yes. Dry systems need their own attention: air pressure, low-point drains, the dry pipe valve trip test, and the compressor. In Central Texas the freeze risk is real but occasional, which is exactly when neglected dry systems fail.
